Visited Folkestone for the first time and really enjoyed our stay at 10 to 12. We loved the styling at the B&B and our room was huge with everything you could ask for. The hosts were very friendly and welcoming and have plenty of tips on where to eat and places to visit during our stay. Breakfast was delicious with lots of choices. Would definitely recommend and hopefully visit again soon.

We were warmly welcomed by Leigh and Mark. They showed us where to park. There is a parking garage behind the hotel, but you have to cover the costs yourself. The B&B doesn't have its own parking. Both were very kind, and we felt very comfortable. We had a great room with several rooms. It almost felt like an apartment. The B&B is very close to the promenade and the city centre. There's so much to do. Leigh prepared an authentic British breakfast for us in the morning, according to our wishes. It was delicious. If we come to Folkestone, we will come again. leigh und mark sind wunderbare gastgebende, ?usserst zuvorkommend, freundlich und hilfsbereit. wir waren 3 1/2 wochen in südengland. dieses b&b bietet zu einem fairen preis die beste ausstattung, sehr bequeme betten, alles ist super sauber und am morgen gibt es ein sehr gutes frühstück mit hochwertigen und sehr guten produkten. folkestone allgemein bietet mehr, als reiseführer beschreiben und ein besuch lohnt sich sehr.

Wir waren schon in vielen Unterkünften, die ein hohes Ranking hatten, und oft waren wir entt?uscht. Aber das 10to12 von Leigh und Mark in einem wundersch?n restaurierten, viktorianischem Geb?ude, hat unsere Erwartungen weit übertroffen. Von der sehr herzlichen Begrüssung, über die grossen, ger?umigen, sauberen und sehr liebevoll ausgestatteten R?umlichkeiten, bequemen Betten, bis hin zum fantastischen Frühstücksbuffet war alles einfach nur grossartig. Wirbelwind Leigh und der relaxte Mark machen es einem mit ihrer offenen, humorvollen, hilfsbereiten und sehr sympathischen Art einfach, sich wie zuhause zu fühlen. Die Lage ist ideal, zentral gelegen, in der N?he zum Strand, dem Veranstaltungsort Leas Cliff Hall (in dem schon viele berühmte Acts aufgetreten sind) und vielen Restaurants. Gebührenpflichtige Parkpl?tze sind vor der Haustür. Vielen Dank für alles ! Susanne und Steffen

We wanted to celebrate my wife's birthday with a trip to the coast and chose to stay at 10to12Folkestone. This proved to be an excellent choice and is certainly the best B&B we've encountered. Hosts Leigh & Mark are very friendly and we immediately felt very much at home. The accommodation is excellent and breakfast offers an array of tasty options catering for every appetite. If you visit the Kent coast this is an ideal place to stay, located just a minute from the seafront and within easy walking distance of the High Street & Creative Quarter.

An excellent stay in an underrated town. The small hotel was well located for everything a visitor' likely to want: The Leas, the beach, the Cultural Quarter (with Old High Street) and Harbour Arm. Spacious room, great breakfast and fine hospitality. If we ever come back we shall certainly stay here again.

Had a wonderful stay, thanks to Leigh & Mark whom made us very welcome . Such a beautiful place, clean & well presented. Breakfast was lovely & freshly cooked to order. Great selection of drinks from bottled water to teas & coffee Inc in the price. We would definitely recommend.

Lee and Mark are fantastic hosts, very welcoming. Lovely room and very roomy and comfy bed. Fluffy white towels too. Brilliant location.Just so helpful and accommodating. Highly recommend. Definitely be back and learned loads about Folkestone too. Will spread the word. Little gem.

I cannot rate this place highly enough - it's a beautiful B&B, immaculately presented and spotlessly clean. The bed was comfortable, the shower great and the breakfast delicious. The location is fabulous - walking distance from the train station, to the beach, town and Harbour Arm and the hosts, Leigh & Mark couldn't have been more friendly and welcoming. We will most definitely stay again and 100% recommend it as THE place to stay in Folkestone ??

This will be a short review. Mark and Leigh have got "it". Just like rare singers, or standup comedians, or Chelsea No 8s: they simply have that magical something that makes this a great place to stay. Everything's been thought of, and the breakfast is great.
