Ann's Hill couldn't be any better. We just visited for the 12th time and ate due back next month! We had our honeymoon there back in 2012 and it's so wonderful to be able to keep returning. Everything there feels generous and designed to create am extremely comfortable experience for guests. Unlike every other holiday cottage we visit, there are no signs, plenty of heat and hot water, stacks of towels, numerous toilet rolls, piles of logs, endless dishwasher tablets, etc. The host Vanessa is marvellous and accommodating, knowledgeable and friendly, yet allows you total privacy. Every time we step inside we feel enveloped in warm hug of almost instant relaxation. This was our first visit with our daughter which worked well (although we'll come alone next time!). There's masses to see and do in this corner of the Lakes too. But really, if you never left the cottage, you'd still be satisfied. Thank you Vanessa: you're the absolute best! And we love the bedroom wall colour!

Just returned home after our third stay at Ann’s hill lodge where we celebrated our wedding anniversary. We will never tire of Ann’s Hill and I’m sure nowhere in the U.K. will ever even compare. The lodge itself is beautiful and spacious as well as tastefully decorated and cozy. Every room is unique and has a special charm to it. We are always greeted with a home made cake, champagne, fresh fruit, a continental breakfast and The white company toiletries in the bathrooms are a treat. The bath and hot tub are a dream and the bed is the most comfortable bed we have ever slept in! The most amazing views from the lounge and spacious, comfortable outdoor areas that are totally private. (I was sunbathing and reading in my pyjamas one afternoon!) Thank you Vanessa for another wonderful stay. I’m sure we will be back soon.

This was our second stay in Ann’s Hill Lodge. It really is an incredible self catering experience. With the beauty of the building and its interiors, matched by the thoughtful hospitality. House keeper Dorota made us a delicious cake for our arrival - my husband is not normally a fan of cake, but even he remarked on how good this cake was. We also enjoy the pastries in the freezer, which make the house smell incredible in the mornings. The hot tub was experience is made extra special with horses Bill and Lucy in a field nearby. Come rain or shine, it is a lovely experience. My young sons love everything about Ann’s Hill too, but Jess the sheepdog holds a particularly special place in their hearts. We will always return as long as Vanessa keeps the property running.

James and Vanessa are a lovely couple with the highest expectations .Sadly the fatboy Charlie Bell who runs the AD is a charlatan and a narcissist . He killed his French girlfriend drink driving in the 90s and got a 30,000 Franc fine to boot. Congratulations on the AD results.

Anns Hill is an incredible place to stay. We could have stayed in the house for the full week without exploring the surrounding area and still felt like we'd had a wonderful holiday. Vanessa is an incredible host, who has a natural ability to strike the perfect balance of being there when needed, while still giving us plenty privacy. We were sad to leave, and knew immediately we wanted to book a return visit the next year. Our children age 10 and 8 loved the surroundings and having the opportunity to play safely outside (an added bonus was them being able to make friends with Jess the friendly football-playing sheepdog - there were tears when they had to say goodbye to her). I think the kitchen is quite possibly the best stocked kitchen we have come across anywhere, and the added touch of arriving to a freshly baked cake and pastries in the freezer made it extra welcoming. With minimal effort, the house was filled with the delicious smell of the freshly baking pastries. The whole house was beautifully presented and meticulously cleaned. For once, this was a property that truly exceeded expectations. It lived up to the photos and more. And of course, it is perfectly set in an area that was close enough to explore the Lake District, while also enjoying zen like peace and quiet. We can't wait to visit again.

This was our 2nd visit and will not be our last........Perfect again in every way possible. I have been very lucky to travel to many places and stayed in some wonderful places, but this takes some beating - if you re looking for tranquil, luxury and time to relax - this is perfect. Vanessa is a wonderful host and can't do enough to welcome you - with all the extra touches. She is at hand if you need her, but gives you the privacy to enjoy your stay....perfect balance. The hot tub, log fire, roll top bath and the most comfy bed you will ever sleep in are just bliss......with a wonderful well equipped kitchen, but you don't have to cook - places to eat near by are amazing or takeaways at the plenty. Setting is so tranquil and relaxing with things to do not far away if you want them - lovely walks and plenty of choice for food, we did the Old Post Office for Sunday lunch this time - highly recommend and only 10 min drive away. Get booking you won't be disappointed. Thank you Vanessa for another wonderful stay - left feeling refreshed and chilled......see you again soon.

Stayed for 3 nights for my 50th birthday. It was stunning! Gorgeous accommodation and lovely host who greeted us with flapjack which was delicious. There was also extras like Prosecco and strawberries in the fridge Hot tub was lovely Only thing it could do with is a pizza slice (minor inconvenience ) and some bubble bath for the lovely freestanding bath There is also a seperate shower that’s not shown on the photos We stayed in the cottage and going to try the lodge next time Was a great base to explore the northern lakes One of the best airbnbs we have ever stayed in

This was our first time staying at Anns Hill. We stayed in the lodge for 3 nights for my husbands 60th birthday. Wow how amazing the whole stay was. The lodge is immaculate with everything you need in there. You have a bottle of prosecco and other bits in the fridge, a bowl full of apples. Every morning Vanessa left a basket outside the front door filled with fruit, croisants and jam. Vanessa made my husband a lovely sponge cake with fresh cream and strawberries for his birthday. It was delicous. The hot tub certainly got used plenty too. We will deffinatly be back again. Thankyou Vanessa from Elaine and Martin. Xx

Wow! What a beautiful cottage. The attention to detail is absolutely stunning, from the beautiful rooms to the fluffy pillows. The hot tub is an added bonus after a long walk. You will not be disappointed with this choice and it’s in a fantastic location. We will definitely we returning.

Don’t know where to start but everything was more than perfect. We’re a family of 4 and we stayed in the lodge, was big enough for us all. The lodge was super clean and luxurious, very very comfortable beds, full equipped kitchen with fridge, freezer, oven, dish washer and washing machine. Plenty of dvd’s and board games for family nights. Our lovely host Venessa welcomed us with a freshly baked lemon cake, strawberries which was extremely sweet. There were croissants in the fridge enough for all our stay, a cold bottle of Prosecco and ice. A nice warm hot tub in the garden was a plus and chemicals were added daily for safety hygiene. Our amazing host also sent us plenty of suggestions and brochures for activities and places to visit. Our boys were welcomed to play anywhere in the farm with her friendliest dog ever. Will definitely plan another visit soon as we have a new favorite staycation
