Disappointing stay
The property was very old and tired. The downstairs smelt of smoke and dogs. The room was barely acceptable in cleanliness. There were no complimentary shower gel, shampoo and conditioner just a half used bottle of bubble bath!! The bed didnt have a duvet but a sheet and old eiderdown. The pillows were stained. On a positive note the towels were large and fluffy.
Breakfast was in a lovely dining room. Cooked breakfast was offered with a choice of eggs. The breakfast was below par overcooked and poor quality.
The host was pleasant enough.
We did try to find other accommodation however there was none available in the area. On the second morning we had to eat at a local cafe.
I would think seriously before booking as previous reviews were very misleading.

A charming house with a charming host.

Accomodating host & a good size room & facilities but cleanlinest in the room not a high priority - bed linen had stains/marks. Host a heavy smoker so room & property had a strong smell of smoke. An old character property but it could do with some maintenance & tlc.

Spent 2 nights here with friends. Booked one of the two apartments which consisted of two double bedrooms one bathroom with toilet, a separate extra toilet and a sitting room with fridge, tea/coffee and tv. It worked well and we had a really nice stay. Breakfast was very nice and cooked to order, in fact there wasn't enough the owner, John, could do to make us feel very welcome.

John is an amazing host so kind and thoughtful. Stayed in the master suit with two bedrooms a lounge and bathroom. Nothing is too much trouble. Breakfast great plenty of it and home from home facilities. Walked into Brockenhurst. Central location for sightseeing in the New Forest. Thank you

We stayed 3 nights during a long holiday visiting family in the UK. This was one of the best B&Bs we stayed in during our holiday. Positioned on the very edge of the village of Brockenhurst, this grand home was full of character. We were travelling with elderly family members who were very grateful when John offered the use of the stairlift for travelling up & down the grand staircase. We stayed in the master suite, with 2 bedrooms, a comfortable private lounge, a bathroom and extra toilet. A wonderful cooked breakfast was served every morning in the atmospheric period dining room. John was the perfect host and nothing was too much trouble. As we were missing our dog at home, we enjoyed being greeted by John's offsider, Quentin the spaniel, every morning. We would certainly recommend staying at Broadlands Gate.

I think John is the friendliest B and B host I've ever met. My husband and I wanted a short break from London, somewhere accessible by train. Broadlands Gate appealed to us because it's a bit outside of Brockenhurst, includes breakfast, and had a suite available. Our suite had two bedrooms, one full bath, and a WC, PLUS a sitting area complete with books and everything to make tea. John is so friendly and flexible, and took the time to make up our beds after we'd left for the day, complete with a chocolate on the pillow. The breakfast each morning was so filling we didn't need lunch---yogurt, granola, fruit, coffee, toast with various jams and marmalade, sausages, bacon, tomatoes, mushrooms, and eggs cooked to order. It's only about a 15 minute walk, if that, into central Brockenhurst. We also were able to walk to Roydon Woods Nature Reserve, which allowed us to really get away from everyone and immerse ourselves in the woods. We had a more casual dinner at the Snakecatcher Pub and then a fancier dinner at The Huntsman, both excellent. This break was everythinf we hoped it would be, and staying at Broadlands Gate was a big part of that!

My wife and I attended a Wedding in Brockenhurst on 16th September and we had a four night stay at Broadlands Gate. Our room was very clean and comfortable, we had the Junior Suite with a separate lounge area and TV in addition to the TV we had in our bedroom, tea and coffee facilities and fresh milk in a small fridge! The breakfast was first class and we felt very much at home, we travel to the New Forest and Bournemouth quite often and will make a point of spending a night or two at Broadlands Gate when we are next in the area, for us, absolutely perfect!

This is a very interesting and unusual hotel, unlike the normal standard offer. You are treated as a guest in this lovely traditional old house, with plenty of room (we had the junior suite and we understand the other is even more spacious). John, the host, is very attentive and is always ready to provide useful local advice. The breakfast is outstanding and sets you up for the entire day. All in all a very pleasant experience and would recommend.
