With a fantastic terrace that overlooks the lagoon, an elevator and its proximity to both the vaporetto and the alilaguna, this hotel can make for an excellent choice for people that don't want to lug bags up and down the stairs of Venice. But it's not for light sleepers. The construction is such that some of the first floor rooms (second floor for Americans) are at the same height as the bridge over the nearby canal, meaning that foot traffic passes pretty much right by your window. That traffic is heavy, consistent and goes until the small hours of the morning (and we were there in the relatively light season of November). We loved the terrace and it's a reasonably priced hotel. Service also was excellent. But be prepared for the noise.

Do not stay here if you need AC for the evening time after they shut off the air conditioning for the season… They said just open your window because the temperature drops unfortunately there’s no screens on the window and you’ll get bitten alive by the mosquitoes. We got back from head to toe see picture of just my arm.
Great location a short walk from St Marks Square and opposite the vaporretto stop so easy to get about. The downstairs reception area was lovely but I’m afraid this didn’t extend to our room. Whilst the bed was very comfortable, the room was shabby. The shower was small and scruffy. I know this is Venice and it’s a very old building, but there was an aroma of drains in the corridor and in the room. Even in mid October the mosquitos were a nuisance especially at night. Ask reception for a plug in repellant. The breakfast was ok. Don’t expect a buffet style breakfast but it was served in the rooftop veranda with an amazing view. This doubled as the bar at night which was disappointing and not what I would expect of a bar from a 4* hotel. There were no tea or coffee making facilities in the room or anywhere else. Staff were pleasant and helpful. They arranged a water taxi to Murano free of charge, just ask at reception. If you want somewhere central overlooking the lagoon with easy transport links it’s a great choice. The downside is that it is noisy, especially first thing. However, I think a 3* rating would have been a better reflection of the accommodation. Seemed expensive for what it was.
A beautiful hotel in a great location. However we were very disappointed with our room. It seemed to be in an annexe of the hotel. We had to walk over the courtyard and through a door that didn’t seem to ever be locked, before we arrived at our room. It was more like an AirB&B than a lovely hotel experience. Access to the courtyard was either through the hotel or the mooring point (which the public had access to). We didn’t feel safe. The room itself was dark and there were some more issues which the hotel acknowledged and after two nights we were upgraded. Unfortunately we were only there for 3 nights. We were also disappointed that there were no coffee making facilities in the room. There seemed to be a lack of communication from the concierge as we weren’t told about the hotel’s boat which was available to take us to Morano until just before departure even though we had made enquiries about Morano the previous day. The rooftop bar was amazing as was breakfast. We’re still unsure if the hotel served other meals. It was very odd. My daughter and I are seasoned travellers and we loved Venice but would definitely not stay in this hotel again.
While the hotel was beautiful, and the staff was pleasant… The air conditioning was turned off in the hotel. The rooms were stuffy so the only way to get air moving around at night was to open the windows. After the first night, we woke up with mosquito bites. ????? The hotel staff explained there was no way to regulate the air-conditioning on a room by room basis… and a decision was made to turn it off because of the cool evenings. For the price of this hotel in a room facing the canal, this was completely unacceptable! By the time we left my husband had at least 30 welts up and down his arms and across his face. I chose to keep the covers over the top of my head while I slept.
D'abord, l'accueil très cordial (en fran?ais !), puis la chambre élégante donnant à la fois sur le bassin Saint-Marc et sur un petit canal et donc surtout une des plus belles vues sur le campanile de San Giorgio et la pointe de la Douane et encore juste à c?té d’une station Vaporeto et proche de la place Saint-Marc et puis encore la fantastique terrasse sur le toit pour le soleil du matin et le coucher du soleil, bref un très bon souvenir.
Emplacement exceptionnel à c?té des principaux sites de Venise. Vu sur le grand canal, terrasse panoramique pour le petit déjeuner, le personnel au petit soin, toujours souriant et aidant. La chambre est un peu petite, mais je pense que c’est le prix à payer pour être à 5 mn de la place saint Marc et juste à c?té d’une station Vaporeto. Bref, c’est une valeur s?re
