Nice room overlooking the river
A nice room in a house next to the river. Clean, a very modern shower. A shared lounge/kitchen.
I was on the 2nd floor with a view of the river. Free parking in front. Local shops and takeaways all seamed to be closed.

well where do I start. this guest house is a gem. first the location down by the river 10 min walk from the railway station. whern you walk in you have a very large kitchen and lounge facing he river. free tea and coffee. next your room mine was on the first floor with side river view. the room was large with a double bed lots of power points a setee table and flat screen tv. the on suite shower room was great . free wifi.in the house. after i had been there about an hour the owners text to ask if everything was ok and did i require anything , which was a very nice touch. the room and house was spotless . overall a wonderful experiance,

Some marks on the quilt and pillows but otherwise very clean property and excellent facilities. Short 5 min walk into the city and plenty of parking around

Hidden Gem in Preston
The best place to stay in Preston. A hidden gem, great value for money. 10-12 minutes walk from the station, the room that I stayed in was very tidy and clean. Host is very friendly and good with responding to messages, clear instructions on checking in. Will definitely come back if I ever need to stay in Preston.

Unbelievably good experience. Amazingly good value for money. Really great, friendly service, beautifully clean premises and room, gorgeous smelling linen, really comfy bed… best nights sleep I’ve had in a hotel. And riverside views. Would highly recommend and can’t wait to stay again. Great location - only a 10 min walk into the heart of the city centre, also on the doorstep of beautiful walks along the river Ribble through Miller Park and Avenham Park.

Fantastic location, a few minutes walk from the city centre, very clean and welcoming, very communicative and helpful, highly recommend if you are visiting Preston.

Good place to stay
Quiet area, easy on street parking, fantastic shared kitchen, milk, tea, coffee and hot chocolate supplied.
Room clean and comfortable with on suite bathroom, bottled water in room.
No fridge or kettle in room as you have the kitchen.
We were in room 5 on the second floor so a bit of a climb if you are not so good with stairs like me.
